What is particular about this valley

San Tan Valley became Arizona's newest incorporated town on July 1, 2026, after decades as the state's largest unincorporated community. It grew faster than the infrastructure around it, on desert ground that moves water violently when it moves at all.

A brand new town

Now that incorporation is done, permitting is shifting from Pinal County toward the town, and part of any permitted job is confirming which jurisdiction inspects it during the handover.

Private waste systems

Much of the area sits outside a sewer district and runs on septic. When every drain slows together, the answer is usually past the walls, not under a sink.

Very hard water

Supplies from EPCOR and Arizona Water Company run roughly 16 to 20 grains per gallon, so scale collects in heaters and valves from the first year, however new the house.

Monsoon washes

Summer storms from July into September move a great deal of soil fast, and shallow buried lines get exposed or undermined when the washes run.
